Value Plays

Value plays on the macro level are typically in more stable markets that are not as prone to rapid run ups and/or decline in appreciation.  The exception to that rule is sometimes their are certain economic activities on the local micro level that can still provide a "pocket of opportunity" even in under performing markets.   

Value Plays are either turn key cash flow deals or preconstruction deals that are generally created because of a different macro or micro dynamics to influence current and future value in a real estate development..

The Undervalued Market - Value Play

The markets that currently are some of the most undervalued in the Unites States offer great investment opportunities. The markets might not be "sexy" like a Miami, but they also are not overvalued and  oversupplied either.  The Undervalued market plays typically offer great opportunities for cash flow and long term hold with steady appreciation.

The Local Transportation Infrastructure - Value Play
We've all seen it happened and wish we invested in them, a new highway loop gets put and a formerly sleepy area sees rapid appreciation, or a new train or rail stop gets put in an urban environment and a neighborhood booms, or an international airport now has proximity and to an area that was not even on the map now sees trough the roof growth.

The Appreciating Market - Value Play

This one is really simple the last couple of quarters a particular market has through the roof double digit appreciation gains and investors typically want to just ride the trend coupled with the inherent appreciation in early stage preconstruction.  Great strategy but be careful not to come to the party to late.

The Local Economic Event - Value Play

Another one that we have all seen happen and wish we would have invested.  A Tech company or Fortune 500 might expand in to a new town and bring 1000 jobs with it.  With those new jobs you will often have a tremendous trickle down effect in that local market, and the new plant, or headquarters inevitably has a positive effect on the local "Micro" housing market.  Developments with proximity to these type of Economic Events are poised for rapid and investors with the proper knowledge and foresight can benefit from these types of events.
