Texas Real Estate Investment Information
As several other real estate markets sink into depression, Texas is on the rise as a prime spot for real estate investment. The lone star state is leading the charge in condo real estate, offering several opportunities for investing in the type of prime luxury real estate already rendered unaffordable in places like Florida and California due to speculation-driven appreciation. Texas, however, remains affordable as it continues to boast low taxes, limited business regulation, limited government interference, low cost housing, and a growing job market.
Designated an economic powerhouse, Texas grosses $982.6 billion annually, making it the second most profitable state after California. The state also boasts the nation’s second highest crude oil production rate and is considered a leader in the energy industry. Not only is Texas home to more Fortune 500 companies than any other US state, it is also the nation’s largest international exporter. Austin and Dallas both rank on Forbes’ Top Ten list of the Best Places for Business and Careers.
The state’s economy is also bolstered by its remarkable education system, which includes the University of Houston (the largest higher education urban state system on the Gulf Coast), the Texas Medical Center (holding the largest concentration of healthcare and research institutions in the world), and Rice University (US News and World Report’s 17th best university in the nation).
Aside from business and education, Texas also offers a wide array of leisure attractions, including theme parks, zoos, water parks, golf courses, beaches, campgrounds, several major and minor league sports teams, and an ample art scene. In fact, Austin is renowned as the live music capital of the world and Dallas houses the nation’s largest urban arts district. Recognized as the third most important city in the nation for current visual arts, Houston ranks second in the nation (only behind New York City) as the highest concentration of theater seats in a downtown area and is one of only five US cities with permanent resident professional companies in all major categories of performing arts (opera, ballet, dramatic theater, symphony orchestra).
Texas cities consistently top rankings of appeal, particularly Austin, which was recently topped MSN House & Home’s list of Best Big City Places to Live. The city also ranks number one as the Best City for Hispanics (Hispanic), the second Best Large City for Relocating Families (Worldwide ERC & Primary Relocation), third in Top Growth Cities (U-Haul), number three in Great Places to Live (Life 2.0), number four in Smartest Cities (Men’s Journal), number five in Smartest Cities (MSN Encarta), and eleventh in Best Places for Singles (Forbes), among others.
Due to all its appeal—and free advertising by its consistently high rankings—people are flocking to Texas. From 1990 to 2000, Texas’s population increased by 22.76%, the eighth highest growth rate in the nation. And real estate values are rising at a steady pace, far from the colossal growth spurts of areas that are now declining in value.
Comparisons from 2005 real estate to 2006 indicate, that unlike most other states, not a single city in Texas has declined in median real estate value. And overall, Texas has even improved in number of homes sold in September 2006 versus its 2005 counterpart. Many Californians are already looking to Texas for investment potential as their local markets have all but dried up.
Texas real estate is on the ascent and in demand so soon after many other markets have taken a downward turn that real estate investors will doubtlessly pursue a strategy that will stop Texas real estate prices from the bipolar fate that led to the demise of so many other investment markets.
