After Hurricane Katrina, the famous casinos of the Gulf Opportunity Zone were shut down, out of necessity. Almost all of these casinos have since re-opened – and there are plans to build many more, thanks to a change in Mississippi state law. Now, casinos can be built on dry land as well as on barges within the Gulf Opportunity Zone.
Billions of dollars from the casino industry have spurred construction on some pretty big names for the GO Zone: Jimmy Buffett’s Margaritaville, for example. Not just for tourists, casinos are great for Biloxi residents, too: The average casino will employ over 2,000 workers.
As the number of casinos increase, so, too, does the number of workers in the Go Zone. In the next few years, this area is projected to have about 30,000 casino workers, many of whom require housing. Thanks to the Gulf Opportunity Act, constructing and investing in rental properties is a sound financial choice for everyone in the Go Zone.
The Gulfport-Biloxi region is expected, eventually, to be the third-largest casino area in America. Roughly 60 percent of casino workers will be renters, meaning that housing demand will only increase. Even better, housing developments are springing up around the casino areas, meaning that new Go Zone residents are just a short commute away from the casino action! Now is the perfect time to take advantage of the government tax incentives offered by the Go Zone Act of 2005.
