Biloxi, Mississippi: A Hot Market in the Go Zone

Because Biloxi, Mississippi was essentially washed away by Hurricane Katrina, it is a city that had to be re-built almost from scratch. That’s one reason the Gulf Opportunity Act was implemented, and one reason why the Go Zone market is a guaranteed-growth market.
Estimates project that the Gulf Opportunity Zone will require about 55,000 new homes to accommodate its residents. 10,000 of those homes have been built already, mandating the arrival of many new properties in the Go Zone.

Currently, many people in the GO Zone are still living in FEMA trailers, many of which have firm, government-mandated evacuation deadlines. They need someplace to live! So, an investor interested in getting major tax savings from rental properties in a hot-growth market would hit a home run when investing in the Gulf Opportunity Zone.

Tourism is on the rise in the Gulf Opportunity Zone, as well. Currently, the Gulfport-Biloxi International Airport is undergoing a major expansion, and has reported a 20 percent increase in passengers since 2005. Scheduled to open in the winter of 2008, the Biloxi-Ocean Springs bridge will provide easy access to the Go Zone, allowing residents to come and go more easily, and making the area accessible for tourists. And, casino upon casino is being built.

Tourists need places to stay, and casino workers need places to live in the Go Zone – just like the Biloxi residents displaced by the hurricane so desperately do. Through Gulf Opportunity Act incentives, investors can rapidly build commercial/rental properties and fill them quickly with interested people. This allows investors maximum returns, while providing a much-needed entity – shelter — to folks who live in, work in, or visit the Go Zone.
